Critical -- Maintaining your good credit score through closing.
Even of you are approved for a loan, your lender will not give you the money at closing if your credit score has gotten worse, you have incresed your credit card debt, or you no longer can prove your income. It is common for the lender to contact your employers to see if you are still employed at the last minute and to require more informtion the day of closing/loan funding. Be prepared:
- Don't add to your credit card debt until after closing
- Don't buy any big ticket items (appliances, cars, boats, etc.)
- Don't buy new house carpets, drapes, paint until after closing and lender funding
- Don't borrow any money.
- Maintain your bank account balances (hang on to your cash)
- Minimize the use of all credit, gas and store cards
- Do not transfer balances from one card to another once the process is started
- Credit Card balances should not exceed 30% of your maximum card limit
