Phoenix has a large inventory of eligible, foreclosed properties to choose from, offering close proximity to amenities, jobs and public transportation, while living in established neighborhoods. The federally funded Neighborhood Stabilization Program (NSP) enables eligible applicants to realize home ownership in Phoenix by providing monetary incentives to assist with down payment, closing costs and home repairs.
- Your Way Home AZ
Your Way Home AZ is the one-stop location for purchasing foreclosed homes through the state, county and local governments. Funding is available to qualified buyers who are interested in purchasing foreclosed homes in select areas throughout the state. More funding is expected soon.
- City of El Mirage AZ Housing Rehabilitation and First Time Home Buyer Program
The Housing Rehabilitation Program provides federally funded forgivable loans to qualified homeowners in order to make necessary repairs and bring homes into compliance with Federal Housing Quality Standards. City staff will pre-qualify homeowners for the program, arrange for a FREE property inspection, and assist in identifying eligible renovations and improvements. These federally funded loans apply to homes located in Census Tract No. 609. This program strengthens public-private partnerships to expand the supply of decent, safe, sanitary, and affordable housing for very low-income and low-income families. The program also assists qualified families with down payment assistance for first time home buyers.
- Home in Five Mortgage Assistance - Maricopa County Arizona
No funds at this time. The Industrial Development Authorities of the City of Phoenix and Maricopa County have joined together to offer up to $60 million to help first-time homebuyers obtain FHA, VA, RHS, or other eligible loan or conventional financing to purchase a home anywhere in Maricopa County.
- Wells Fargo Down Payment Assistance Programs
Referring First time home buyers and low to moderate-income applicants to local housing agency contacts and help them achieve home ownership by using one of the Down payment Assistance Programs (DAPs) approved for use with a Wells Fargo Funding first mortgage
- Downpayment/ Closing Cost Assistance Programs Phoenix, Glendale, Gilbert
CHRA has provided down payment/closing cost grants or loans to over 1,000 low-income, first-time home buyers. Down payment/closing cost assistance programs have been funded by the Arizona Housing Trust Fund, the City of Phoenix, The Industrial Development Authority of the City of Phoenix, the Federal Home Loan Bank Affordable Housing Program, the Norwest Housing Foundation, the City of Glendale and the Town of Gilbert. Maximum grants or loans range from $1,500 to $40,000.

Describes program designed to help low-to-moderate income families purchase their first home.
- Habitat for Humanity
Through volunteer labor and donations, Habitat builds and renovates simple, decent, affordable housing. Habitat partner families must invest “sweat equity” in helping to build their home and make affordable monthly mortgage payments on a no-interest loan.
- Arizona Downpayment Assistance through Secondary Financing Providers (DAP)
Down payment assistance through secondary financing plays an important role in providing affordable housing opportunities. There are three categories of DAP assistance providers to chose from. Need a referral-please call.
- Family Housing Resources Cash Down Payment Gift
The cash gift provided by Family Housing Resources works in conjunction with an FHA home loan. FHA requires eligible home buyers to have a minimum of 3.5% of the home's sales price for down payment. In other words if you were going to purchase a $100,000 home using an FHA home loan you would need $3,500 of your own money for down payment. With the gift from Family Housing Resources of up to 2.5%, you would only have to come up with 1% or $1,000 to purchase your home. Programs may or may not be funded at any given time.
